Operations and Maintenance Coordinator

- Supporting the service owner of FM related operation activities towards the selected subcontractors
- Maintaining high availability of the infrastructure, especially HVAC equipment and Batteries of the network on a cost effective way
- Supporting the Coordination of A/C and Battery replacement projects
- Spare Part Management of HVAC and Battery equipment and systems and handling warranty issues
- Managing noise measurements (when required)
- Managing removals and disassembling's of old A/C units on an environmentally friendly wayMaintenance routines:
- Setting up maintenance routines on HVAC equipment (based on agreed/contracted SLAs) to minimize unplanned outages.
- Supporting procedures and processes to react on and to solve problem fast.
- Controlling and supervising on site activities, to be done by the subcontractors
- Fill the common checklist in electronic form and store them in the appointed directory.
- Create and forward TTs, e-mails about discovered problems as soon as possible
- Site Access Management
- Provide O&M reports to O&M Manager
- Keep the MSA SLAs and manage the FM supplier to deliver these SLAs
- Supporting other departments in O&M related issues
Relationships:
- Provide support for O&M Manager new business projects (ISO, ESG, BCP, new O&M projects, etc)
- Managing complains of Landlords (handling noise problems, supporting their isolation projects)
- Managing the FM services works of the subcontractors
Contract management:
- Service quality (applying contractual SLAs and KPIs), Measuring and reporting continuously the quality and performance of the managed services and also of the work of the subcontractors, identifying areas for improvement and apply the right corrective measures
- Vendor Performance Monitoring
- Regular site visits (5/month)We are looking for you if you have
Technical / Professional Expertise
- Engineering Degree in Mechanical Engineering or Telecommunication or Architect Degree.
- Understanding of FM service delivery. Managing performance using KPIs, SLAs Implementation Management.
- Knowledge of relevant standards and rules
- Good Office (excel, word, Power Point) skills
- Basic English skills
